- Inspect and evaluate your property to determine optimal market rent
- Advertise on your behalf through
- Local newspapers (at owner's cost)
- Signage at property
- Internet posting(s)
- Office listings at both our office and partner office
- Prepare property for tenants
- Screen prospective tenants
- Check 6 years of rental history
- Run a credit check
- Verify all income
- Check personal references
- Check pet references
- Prepare rental/lease agreements
- Insure utility transfers for move-ins and move-outs
- Collect rents and security deposit(s)
- Prepare and serve notices to tenants
- Inspect inside and outside property while tenant is in residence to make sure property is being maintained
- Coordinate legal services if needed for evictions
- Keep financial records for tenant charges and payments
- Maintain tenant files and maintenance files
- Handle all tenant concerns, calls and letters
- 24 hour emergency pager for emergency calls by tenants
- Inspect vacant properties for repairs and calculate security deposit returns
- Provide itemized list of repairs needed to make property rentable
- Coordinate, schedule and supervise all maintenance work needed for property
- Will use your preferred vendors or our reputable, established vendors for repairs
- Pay all bills associated with property from rents collected (on request)

- Maintenance
- Gardening
- Prepare monthly reports for owners of all income and expenses
- Cash Flow report (summary of income and expense)
- Transaction report (itemized income and expense)
- Send original bills with reports – we do not charge any additional fee to pay your bills for you nor mark up any vendor bills
- Prepare yearly reports for owners for tax purposes (On request)
Fees:
Our management fee is a percent of gross monthly rent collected. That’s it. If we don’t collect the rent for you – we don’t get paid. This covers most of the services that are listed above. The exceptions are:
- Court appearances
- Escrow inspections or appointments
- Cost of newspaper advertisements
- Eviction Costs
